Like traditional, non-prefabricated homes, all Nooks are built with solid timber framing and standardised building methods

Due to transportation requirements; Nooks are built with more bracing and structural elements than would normally be used in a traditional home. This includes double walls in places where the ‘builds’ or ‘modules’ connect to each other, and a rigid air barrier for bracing which also offers a better thermal envelope for your home.

The main difference between building a modular home and a traditional home, is the sizes for each of the modules. This is done to allow for ease of transportation. Typically, Nooks are built to a maximum of 13m long and 5m wide. However, wider modules are possible up to approximately 7.5m. Keeping in mind, we can connect modules together end on end, or side by side to create a larger design.

Unlike many modular building companies, we have the flexibility of customising the complete design, length, width and height to suit your property and individual requirements. This includes increasing the internal stud height from our standard 2.4m to 2.7m, and building your Nook onto a concrete slab for the foundations, rather than our traditional timber subfloor.

The bathroom includes a walk-in, tiled shower with a flush entry, strip drain and a feature niche with LED strip lighting, and tiled bathroom flooring.

The vanity is custom-made to match the kitchen cabinetry and there are a variety of design styles to choose from.

Nook is proud to offer a wide range of flooring finishes. These include:

  • Engineered oak (Forte, Godfrey Hirst, etc)
  • X-Bond — a product that seamlessly accomplishes the look of concrete or stone
  • Tiles
  • Carpet (Cavalier Bremworth, Godfrey Hirst, etc)
  • Alternatively, we can install your Nook on a concrete slab and offer a polished concrete slab finish.

All Nook interiors are plastered and painted, with square stopped edging. We use full height internal doors and full height wardrobe doors. There is a variety of colours to choose from for the interior handles, fixtures, and detailing. These include:

All nooks are pre-wired at our factory, ready for final on-site connection when the Nook is delivered to your property

Nooks have a wide variety of electrical options for maximum customisation and comfort. These include down lights, dimmable lighting, customised switch plates, appliances, heat pumps, underfloor heating, home automation, sensor lighting, feature lighting and pendants, etc.

Included in every Nook is aluminium joinery with an architectural box profile and recessed handles for a seamless finish. The joinery is specified as full-height throughout each home. Joinery is recessed into the floor to achieve a flush finish and maximise natural light ingress and views. All joinery is double glazed as a standard offering. The full aluminium joinery colour range is available; these include: Ebony, Ironsand, etc.

Nook uses Earthwool wall and ceiling insulation. This product is specified according to the required rating needed for your specific build location.

Double glazed joinery is used throughout our Nooks. If a timber subfloor is used, all Nooks are fully insulated with Expol Black (made of rigid polystyrene infused with graphite). If concrete is your preferred option for the foundation, Nook uses insulated concrete slabs.

Insulation upgrade options are available, including: eco-friendly wool blend insulation from Terra Lana (New Zealand wool products) which offers superior performance, is environmentally friendly, provides acoustic excellence, extra durability and internal moisture management. Additionally, we offer thermally broken joinery and Low-E glass as an upgrade to our standard double glazed joinery suite.
